How to find the holiday home that suits you

Factors to consider before you start looking for your holiday home.

You have decided what you want and what you can buy as a holiday home. The next step is to find your ideal home, which will meet your needs and desires as much as possible. This process, however, can be tedious, time consuming and possibly stressful, something that can be avoided if you have considered and reflected on some key factors.

Factors to consider:


Purpose of the purchase: Do you want to buy a holiday home, which you will use for yourself or as an investment, renting it out to others? This is something that should be made clear in your mind, as it will play an important role in your final decision.

Home ownership: If you’re going to use the holiday home for yourself, you may want a home in a quiet area; perhaps not in a very large apartment complex or large apartment building, most likely away from touristy areas with a bustling nightlife and noise. The area where your holiday home is located will definitely play an important role as it should be convenient and, in a position, to facilitate commuting to and from your main residence.

Investment: If you’re going to buy a holiday home to rent it out to locals or foreigners, you should consider its strategic location - close (or within a walking distance) to beaches, services (supermarkets, pharmacies, shops, restaurants, bars) and means of transportation (eg bus stop).


Once you have clarified the above in your mind, you should then consider the following.

  1. Budget: What is your budget? How much money do you have or how much are you able to spend?
  2. Location: Where do you want to buy a holiday home? What are the specific areas you would like to focus your research on? Do the areas you are interested in meet your budget?
  3. Features: How big or how small do you want the house or apartment to be? How many bedrooms do you want to have? Is it necessary to have a swimming pool or large outdoor areas? Do you want a detached house or an apartment in a real estate complex?
  4. Use: What exactly will you use the holiday home for? Will it be for your own use or to rent it out as a long-term investment? If it's for home ownership, do you need a holiday home that you will enjoy all year round (weekends and holidays) or just a summer vacation destination?
  5. Construction: Are you looking for a house that is already built or a house under construction in which you will have an important say in terms of interior layout and decoration?
  6. Condition of holiday home: Could a used home be an option? Consider that used houses may be cheaper but may need renovation. However, costs for title deed transfers will be lower.
  7. Time & determination: You will need to be able to set a deadline for finding your holiday home. You should make sure that you are determined to make a final decision, at the right time. Seeing as property prices continue to rise, the longer you postpone or delay a final decision, the more it will work against you.

All of the above points are crucial questions that you should be able to answer, both to yourself and to the real estate agency you will choose to find what you are looking for. Your goals should be realistic in terms of correlation: price - location - specifications - construction - condition.
